IS BANGKOK STILL AN ATTRACTIVE CITY FOR A PROPERTY INVESTMENT?

The current economic circumstances affecting worldwide property markets have also had an impact on Bangkok, resulting in slowing demand. New developments offering high-end condominiums in price ranges exceeding 250,000 THB / Sq.m (about 7,500 €) and featuring small unit sizes (35 Sq.m for a 1 bedroom, 55 Sq.m for a 2 bedrooms) have been particularly affected by this downward trend.  

Considering the above, the resale property market has become a real opportunity with its large layouts & affordable prices. 3 or 4 bedroom second-hand condos featuring between 200 and 400 Sq.m are especially hard to find and very popular among expatriate family tenants.  

Surprising as it may seem, it is still possible to find spacious apartments to renovate  in downtown Bangkok for less than 100,000 THB / Sq.m (about 3,000 € / Sq.m). By purchasing one of these units, you would not only achieve a net yearly rental yield of around 5% but also a property capital appreciation of between 3 and 5% per year. 

Property investment in Thailand is also attractive in terms of taxes: no property taxes and no inheritance tax for properties worth less than 100,000,000 THB (about 3M €).  We have a wide range of such second-hand units in our property portfolio.
